First Quarter 2025 data analysis indicates the real estate market is softening in Ravalli County!!!

The median sale price ($522,500) of residential homes sold in Ravalli County declined by nearly 10% in comparison to last year at the end of the first quarter. The quantity of sales also continues to decline and even a few foreclosed homes appeared in the market in 1Q25. The 116 average days on the market (the time needed to get a home under contract from the original marketing start date) is the highest first quarter number posted since 2021. Finally, based on the first quarter rate of home sales, there is currently over six months of active listings available as inventory, which is one of the best indications that 2025 is starting off with a slight softening in the local real estate market.
