2025 Ravalli County Real Estate Market Residential Summary
2025 data analysis indicates a slight over-supply in residential housing with approximately 2.5% fewer home sales in 2025 than in 2024, but median property values continue to stay fairly stable!!!


The 2025 median sale price of $572,500 for homes in Ravalli County (homes on 0.01-40 acres of land, but excluding homes located in the Stock Farm, homes on leased land, and/or personal property homes sales such as manufactured homes that are located inside a mobile home park) is nearly the same as the annual median sale price of $575,000 in 2024 and has remained stable (ranging from $565,000 to $575,000) since 2022. However, when the increase in median residential sale prices are analyzed over time using a linear trendline, the average annual increase was approximately 22.5%/year from 2012 to 2022, which is the steepest 10-year increase in property values in Ravalli County’s history.


The 550 number of home sales in 2025 is also still declining from the 565 home sales in 2024 and is approximately 39% lower than the peak of 901 sales in 2020. There is also currently a 5.5 month supply of residential housing in the local residential market based on the average monthly absorption rate of 45.83 sales/month during 2025 and an average marketing period (the time needed to get a home under contract from the original marketing start date) of 103 days, which is the longest marketing time posted since 2021. Note that 32% of the homes sold in Ravalli County through 3Q25 were cash buyers, 51% of the home buyers used conventional financing, approximately 14% used FHA or VA financing and the remaining 3% were seller financed or other forms of financing.
